These loans were funded in 2021 and 2022. The German property market went into decline, and refinancing conditions changed rapidly. As a result, some loans could not be repaid on time, and investors have incurred losses. Recovery efforts are ongoing, but Germany’s slow court system means the process takes time. Many stages require the involvement of a court or bailiff.
Since 2023, all new loans funded through Estateguru have been in the Baltics. We regularly publish overviews and ongoing updates.
